Buyer's Checklist
 
Prior to Closing/Settlement.
  • Contact CU Title at 561-450-2800 or order title directly on our web site (cutitle.com). Please let us know if there are any unusual circumstances regarding the purchase.
  • Make sure to use your complete legal name for title purpose. If buying the property with another person (married or otherwise), please indicate how title will be taken (Tenants in Common, Join Tenants, or Tenants by the Entirety).
  • Fax your Purchase Agreement (Contract of Sale) to CU Title. Our Fax Number is: 561-450-2803
  • Notify CU Title immediately if a Power of Attorney will be used.
  • If the buyer is a corporation, a limited partnership, or limited liability company please produce a Certificate of Good Standing that is no more than 30 days old. In the case of a Corporation, we also need certified copies of corporate resolutions authorizing the purchase and encumbrance of the property.  
  • Confirm the driving directions to CU Title.
  • Contact CU Title to verify the scheduled closing time.

At Closing/Settlement

  • Bring a valid Picture I.D (Driver’s License, Passport, etc.).
  • Review all settlement and title insurance documents with the closing agent.
  • Bring a Certified or Cashiers Check for any settlement costs due to the settlement. Make this check payable to CU Title. Also bring a personal check in case the charges are more than anticipated.
  • Bring all applicable insurance policies (Homeowner’s, Flood, & Windstorm) and provide a receipt showing that you have paid the premium.   
  • Request the keys, garage door openers, & information on the alarm system, from the seller, if applicable.
  • Request all current warranties on home equipment and appliances from the seller, if applicable.
  • Contact all appropriate utilities to have future bills sent to you.
